In just a few paragraph’s I’m going to give you some tips for selling your home.


I'm Mark Buckner, with the Mark Buckner Group at Compass, and in 2021 alone our team has helped over 45 people find their place in Chicago. We specialize along the Blue Line, in neighborhoods like Noble Square, Wicker Park, Bucktown, Logan Square, Avondale, and Irving Park.


Today, we're going to focus on three things that are key to selling your home, price, presentation, and team.



Price


If you're interested in selling your home, you're going to give me a call and I'm going to do what's called a pop-over. I'm going to stop over at your house and you're going to give me a tour of your great place. Then afterward I'm going to go back to my office and I’m going to dig through the comps, looking at properties of similar size and style in the neighborhood. This will help determine what's the value of what things are selling for, then I'm going to look at the competition.


We want to know that when buyers are looking at your home and going to tour the next home, what we're competing against. We want to make sure that we're priced strategically, with what your house has to offer in comparison to our competition, so we sell your home, not help to sell other people'shomes.

We're going to look at the micro part of the market that your home is falling into. Because depending on what type of year it is, that can have an impact on the sale of your home.


So after I've collected all that data, I’m going to give you a call, we're going to sit down, and we're going to go over it all. We could do it on zoom, at a convenient time, if that’s better for you, but I'm going to share my opinion. Based on what I think the value of your home is, within the price range, you will ultimately decide what we sell your home for.


Presentation

Once we determine the price, and understand what your property has to offer, then we're going to take a look at things we may consider improving in your home to attract a broader audience.


Presentation is extremely important, so we'll take a look at a few things.

  • Should we stage your home?
  • Should we paint?
  • Should we add a wall covering?

Once we've done that, then we'll help you get in align with contractors or stagers, get quotes, and get the work done.

If you don't want to go into your own pocket for that, Compass has their exclusive Concierge Program. It's a no fee, no interest program where they give you money for these upgrades, and once you close, when we close you pay them back. I've had many clients use, and it's a great program.


Team


Once we've determined our price, and gotten your house prepped, we're ready to go on the market. We're going to post it on the MLS, that’s a feed into Zillow, Trulia, Realtor.com, and The Compass website.


Then we will work with the marketing partner that the Mark Buckner group has hired. They specialize in many things, including Google Analytics, and Facebook Ad Manager, so we can target the largest pool of buyers out there, and target our ad to market to them. We’re going to make sure your property's getting in front of all the buyers out there. Regardless of where they live.


I'll send you weekly reports on how many people we're reaching, how many people are opening up the ad, how many people are clicking through the ad, how many people are watching the whole video, and who signs up at different websites to see the property. It's really really cool. We'll really be able to track how many people we're reaching, and if we're reaching enough people.


In addition, you'll have the support of my entire team. They’re reaching out to our entire database, including all the buyers and brokers who specialize in your neighborhood, to make sure your property gets in front of them.
